Time to move up?? We are starting to receive a lot of calls from homeowners that live in University Heights, Cleveland Heights, South Euclid, and Lyndhurst asking about selling their house to move up to a home of greater value. The majority of them want to move into areas like Orange, Pepper Pike, Moreland Hills, Chagrin Falls and Solon.
This presents an interesting dilemma because most of the homes in University Heights, Cleveland Heights, South Euclid, and Lyndhurst are still depreciating in value. The main reason they are still depreciating is because the significant amount of active listings on the market right now. There are about 860 available homes in these four cities. There are signs of hope with about 130 under contract. But that is still a lot of inventory considering the fact that history shows us there is normally less homes on the market during the winter versus when spring starts.

So with the declining market, and cities like Orange, Pepper Pike, Moreland Hills, Chagrin Falls, and Solon really starting to gain momentum in the housing market, now is the perfect time to move up.
Also, where interest rates are currently (below 4% for a 30 yr fixed rate). Buyers are not looking at a significantly higher payment to move up in purchase price.
Some of our sellers feel like they are really taking a hit to sell their house because they are either losing some equity in the home or not getting back the money they invested for improvements. As long as they are selling and purchasing again, they are really coming out ahead in the long run.
